 Rental Policy - General
The standard booking price includes the following:

  • Utilities (water, gas and electricity)
  • Internet usage
  • Towels, bed linen and hairdryer
  • All Cabin amenities and facilities as mentioned on our website pages and in our correspondence
  • Price does not include cleaning fee and applicable taxes



Important. Reservations can only be taken and confirmed by paying full rental amount. This can be paid using credit cards. We will process your booking within 2 hours of receiving your request.
Please note, your booking has not been made or verified until you receive a confirmation email from Belleayrerentals@gmail.com

Check in/out Policy - Check in time is 3pm and check out time is 11am. If other times are required, please let us know, we will do our best to accommodate.
If we are able to accommodate there is a $45 fee for either an early check in at 12pm or a late check out to 2pm.

Cancellation Policy - Full refund up to five days before arrival.

Booking Termination - Immediate termination of the rental/booking agreement is possible if:

  • More guests stay in the property than agreed
  • Excessive noise is made in the evening hours or at night
  • Sub-letting the property you have rented (or giving it to other people). The number of people residing in the apartment should be the same as confirmed in the booking. Accommodation for additional guests may be requested
    A $40 charge for each additional guest per night will be charged. We reserve the right to cancel any reservation, without refund, if an unconfirmed number of people stay overnight.
  • Belleayre Lodge reserves the right to ask any guest to vacate the premise if violating policy or causing a disturbance to other guests, staff or property.

Lost and Found Policy 
We do our best to notify if items are left behind, but Belleayre Lodge is not responsible for lost or forgotten personal things at the premises.

Pet Policy - DOGS ONLY.
Are we dog friendly? You bet! A maximum of two dogs are allowed per dog friendly cabin. We do have popular designated dog friendly cabins (1,227,5A.5B), so book early. A dog fee will be included in the rental; $40 per trip for one dog and $60 per two.  Just make sure your furry friends stay on a leash when outside the room .You are responsible for picking up after your dog. No dogs in the Lodge (rec room) or spa tub area (that’s the health department’s call and we’ve gotta heed their rules). Dogs cannot be left unattended in rooms at any time.

Smoking Policy
Breathe easy. At Belleayre Lodge no smoking is permitted in rooms. This applies to both traditional smoking methods and all electronic delivery systems, including vapes, vaporizers, vape pens, hookah pens, electronic cigarettes (e-cigarettes or e-cigs), e-pipes, and any variations of the foregoing regardless of the product’s name. Any smoking in the rooms or strong lingering smoking scents in rooms could result in a disappointed look and a $50 room cleaning fee.
As long as you apply common sense, remain courteous and aware of our other guests we do allow smoking outdoors. Please dispose of butts in the trash.

 
Extending Your Stay
After you have booked your stay with us, you can extend your stay (depending on availability) by simply letting us know before you arrive.

If you are already staying with us and you would like to stay longer, please let us know at as soon as possible before your check- out date/time. We will do our best to accommodate your new plans and this can include relocating you to a similar Cabin should this be necessary. 

Room Policy
We want you to have a great time when you are here. But if things get too crazy, we go by the old-school rule of ‘you break it, you buy it’ and property damages or missing items will be charged to your credit card at market value.

Pre-existing damages or room issues must be reported to the front desk immediately after registration to avoid responsibility and potential charges. Belleayre Lodge allows guests, with permission, to receive occasional packages and special deliveries at the property.
We are not responsible for the packages or their contents or the storage of them. Sing your heart out and have passionate conversation all day long, but from 11:00 p.m. to 7:00 a.m. the whole property goes into hush mode for what we like to call quiet time (or sleep time).

Kitchens and Garbage Policy
If you have rented a cabin with a kitchen, please practice safe cooking habits and do not leave burners on unattended. Please do not cook with strong smelling ingredients. Lingering smells that require room closure and deep cleans will be charged a cleaning fee of up to $75.

Prior to check out please wash all dishes, pots, pans, cups, glasses and utensils. Keep garbage and recycling in appropriate bins. If there is overflow please dispose of the trash in the bins on the driveway.

Parking Policy- Vacations should be stress-free and for that reason, you get to park one vehicle for free super close to your cabin. If you have a second vehicle please check with us, we will accommodate if we can. If not, there is a free public parking area at the foot of our driveway. 
 By parking a vehicle at our facility, you are doing so on your own accord. Belleayre Lodge does not take responsibility or accept liability for damage, accident or loss to your vehicle or personal property. We reserve the right to tow vehicles.
We currently do not have accommodations to charge electric vehicles. 
IF YOU HAVE AN EV AND REQUIRE A CHARGE, THERE IS a $10 PER DAY FEE.
Minimum Age Policy

All guests must be 21 years or older to book accommodations for Belleayre Lodge. A valid photo ID must be presented if requested at check in for age verification.
Children under 13 must be supervised at all times, for all indoor and outdoor activities.

 Lodge Rec Room Policy
The Rec Room is open for fun and entertainment from 1pm to 10pm. Children under the age of 13 must be supervised at all times.

Guest Safety Policy
As part of our commitment to guest safety, employees will not disclose the identity, room number or presence of a guest to anyone other than appropriate law enforcement. This includes the taking of or delivery of messages or indirect forwarding of phone calls. It is the responsibility of guests to communicate their presence and room number to any person they wish to receive calls or visits from.

Salt Water Spa Tub Policy
This is a shared amenity.
Spa is open from 3PM to 10PM daily.
Spa may be closed at any time for regular maintenance. We do our best to mitigate any inconvenience this causes.
Spa is USE AT YOUR OWN RISK. Management will not be responsible for accidents, regardless of fault.
No lifeguards are present. Lifesaving equipment is located around the spa-familiarize yourself prior to bathing.
Spa is reserved for guests only. Guests of the spa must be 16 years or older.
Only 7 guests in at one time.
If you are sick or have any open wounds you will not be allowed in the spa area.
No urinating, spitting, or blowing nose in the spa or spa area.
Absolutely no glass, food or alcoholic beverage allowed in the spa and spa area.
Plastic glasses are provided.
Spa tub is salt based which provides a naturally chlorinating water system, please rinse after use
No dogs in the spa area.
Gate must be latched/ shut at all times.


Voices and music must be kept at a normal conversation tone.


Diving/ Jumping is strictly prohibited.


All posted signs must be observed and obeyed.


ONE STRIKE POLICY : Management reserves the right to revoke spa access at any time.


WARNING: If you are pregnant, do not use the spa without medical consultation. Do not allow small children to use the spa. Hot water limitations vary from person to person. If you suffer from heart disease, diabetes, high or low blood pressure or other health problems, do not enter the spa without prior medical consultation and permissions from your doctor.
